Gross yield ignores costs, so it always looks higher. We always say whether a yield is net or gross.
How we verify revenue
Mint Capital verifies all revenue itself. Partner operators supply the data but do not sign it off. For each listing we:
Obtain owner statements
From the operator, for the trailing 12 months.
Match them to platform payouts
Airbnb, Booking.com and direct booking payout reports.
Match owner payouts to bank statements
The owner’s own bank records confirm what was received.
Calculate net income
From service charge invoices, utility bills and the management fee schedule.
Benchmark
Against market data for the building and area. Variances above 20% are investigated.
Issue a dated Verification Summary
Valid for 90 days and shown on the listing.
What the verification stamp means
The Verification Summary is current.
Still valid, with a refresh due in the next 14 days.
Older than 90 days. The listing is removed from the marketplace until it is re-verified.
Listing standards
- Ready property with an issued title deed.
- Valid DET holiday home permit, and building rules that allow short-term rentals.
- Managed by a registered Mint Capital partner operator (not self-managed).
- At least 12 consecutive months of verifiable revenue history.
- A management contract that can be assigned to the buyer, with the operator’s written consent.
- No unresolved service charge arrears; mortgage details disclosed if applicable.
Pricing rules
- The seller sets a fixed asking price, and offers are accepted only at that price.
- After 90 days without an offer, our agent holds a price review with the seller, using enquiry and viewing data.
- Price changes re-rank the listing immediately. The Verification Summary is refreshed every 90 days.
- Sellers cannot pay for placement. The ranking is based only on net yield.
One standard
Every partner operator follows the same rules and supplies the same evidence. VayK Vacation Homes Rental L.L.C. is treated like any other partner operator: same eligibility rules, same evidence, same referral terms and no ranking advantage. VayK shares common ownership with Mint Homes Real Estate L.L.C., and we disclose this on every VayK-managed listing.
